YNH sukuk rating downgraded: what off-plan buyers should check

YNH sukuk rating downgraded: what off-plan buyers should check (AI illustration)

MARC Ratings announced a downgrade of YNH Property’s sukuk programme on 6 November 2026. For buyers considering unfinished property, the announcement illustrates why a developer’s cash flow and repayment schedule deserve attention alongside project marketing.

Reserve-account shortfall triggers technical default

MARC lowered the RM700 million Sukuk Wakalah programme from BBIS to BIS and placed it on MARCWatch Negative. As of 27 October, the reserve account held RM54.4 million against a required RM61.2 million, a shortfall of RM6.8 million.

MARC described this as a technical default. A 30-day remedy period applies, and YNH indicated its intention to rectify the shortfall within that period.

Land-sale timing is central to repayment

A RM170 million sukuk maturity falls on 26 February 2027. MARC said repayment depends substantially on the proposed Desa Sri Hartamas land sale, targeted for completion in January 2027. Approximately RM105 million is expected to remain after repayment of the related land loan. Completion and receipt of these proceeds remain future milestones.

Practical checks for property buyers

Land ownership and sales performance are different from cash available to fund construction or repay creditors. An asset may be valuable without being convertible into cash at the required time.

  • Review recent financial statements, operating cash flow and debt maturities.
  • Check progress, contractual handover terms and payment arrangements for the specific project.
  • Distinguish proposed funding transactions from completed transactions.

The rating action identifies financial risk. It does not, by itself, establish that a particular YNH project has stopped construction or cannot be handed over. Assess any project-specific impact using current project information.
